PUNE: PMC announces 40 percent Discount on property tax Self used properties.

Pune Property Owners Rejoice As Government Approves 40% Discount In Property Tax. Pune, 19th April 2023: In a major relief for property owners in Pune, the Maharashtra cabinet has approved a 40 percent discount in property tax for those who use their property for their own residence. The news of 40 percent rebate in property tax being reinstated has brought cheer among the self used property holders in Pune city.

Also the Pune Municipal Corporation (PMC) has recently made the process of getting a 40% discount in property tax easier for citizens. This move comes after the Maharashtra state government decided to reinstate the discount that was withdrawn in 2019, which had caused public outcry. The PMC has made the PT3 application form available on its website, which citizens can print out and submit to the Property Inspector at the concerned zonal offices or civic facility centers. This waives the earlier requirement of paying a fee of Rs 50 to submit the application in person. 

The PMC has also appealed to citizens residing in newly-constructed properties to submit the required forms to the corporation in order to avail the benefit of the 40% rebate in property tax. The 40% property tax rebate, which had been implemented since 1970, was scrapped in 2017 and arrears were sought from citizens from 1970 to 2017. This had led to a lot of anger among citizens and political parties. The PMC did not give the 40% property tax rebate to citizens residing in properties constructed on or after April 1, 2018, which meant that citizens residing in these newly-constructed properties did not get the benefit of the 40% property tax rebate.

However, the PMC has now decided to adjust this tax equally in the property tax bills of the next four years instead of repaying it. Citizens have been appealed to submit the required forms along with the required proofs to continue availing the benefit of this rebate by November 15 this year.

In conclusion, the PMC’s move to make the process of getting a 40% discount in property tax easier for citizens is expected to bring relief to many citizens who have been struggling financially due to the pandemic. By making the PT3 application form available on its website, the PMC hopes to encourage more citizens to apply for the discount. The PMC’s appeal to citizens residing in newly-constructed properties to submit the required forms to the corporation in order to avail the benefit of 40% rebate in property tax is also a step in the right direction.

Those property holders who are receiving the discount even before April 2019 need not fill up PT 3 form. But, those properties who have been GIS tagged and are registered after April 1, 2019 will not get 40 percent discount in the property tax. But, they can fill up the PT 3 form and avail the discount.

Important Points to be noted :

1. Discount is applicable only for self used properties

2. Those property holders who have tenants cannot avail the facility

3. Properties surveyed under GIS will receive bills with difference of 40 percent  

4. Newly registered properties will have to pay full amount

5. Properties between April 1, 2018 to March 31, 2023 who have not received discount, must fill up the PT 3 application form.

6. Completely filled up form must be submitted till November 15, 2023 to the tax department, PMC.

7. If the complete property tax amount is paid, the advance amount will be divided into four phases and will be refunded in four years.

8. If the form is not filled and submitted, it will be considered that the property is not used for self purpose and 40 percent rebate will not be awarded.

9. The application form can be submitted to PMC citizen facilitation center, regional ward offices, peth inspectors, etc.

10. Properties before April 1, 2019 should not fill up PT 3 application form.

11. PT 3 form is available at ward offices, chief citizens facilitation centers.

Application for 40% discount on residential property is made available at propertytax.punecorporation.org : below is PT3 form to be filled.




Proof of documents while submitting your application :

1. PT 3 application must have a proof that the property is used by self and is not rented. NOC from the society must be attached that the property is used for self purpose.

2. Attach voting card, passport, driving license, gas book, ration card copy, property tax bill along with PT 3 application form.

3. Attach copy of property bill in case there is any other property in other part of city  

4. Attach Rs 25 or Rs. 50  challan with the application

5. Peth Inspector, divisional inspector will scrutinize the application and confirm the process of the application.

    Just one small suggestion - can you decisively give a date as to all properties registered after that date in whose case
    this 40% additional Tax is only applicable. For example..that if a Property is registered say on 01 April 2015, this 40% Tax will not be applicable. And that NO Proof of self-occupancy shall be needed to be provided.

    However, if a property is registered say on 01 July 2019, this 40% Tax is applicable and they shall have to provide the proof of self-occupancy.
