Greetings Friends, 

i am going to start new series of sharing summary of underconstruction/ready possession projects in prime localities of Mumbai, Pune & other major cities which will surely help a lot to prospective buyers & investors to choose best available option. this is my first such post, more will follow after it.

POWAI, CENTRAL MUMBAI

POWAI is an upscale residential suburb located in central Mumbai, Maharashtra, India. It is situated on the banks of Powai Lake, and is bound by the hills of Vikhroli Parksite to the south-east, Chandivali to the south-west, the L.B.S. Marg (old Mumbai-Agra road) to the north-east and the Sanjay Gandhi National Park to the north beyond the lake. The Jogeshwari-Vikhroli Link Road, one of the city's busiest thoroughfares linking the western and eastern suburbs, passes through Powai,. The place also hosts thousands of devotees every year during the Ganesh Chaturthi festival for the visarjan processions.

IIT- BOMBAY, The Indian Institute of Technology, Bombay, ranked 1st in India and 47th globally in Engineering and Technology which established in 1958 and currently the second oldest campus of the Indian Institutes of Technology as well as the National Institute of Industrial Engineering, established in 1963 are both located here, as is a campus of the Bombay Scottish School. Powai is also home to residential complexes of the Income Tax department, Customs and NTPC, as well as those of ex-servicemen. 

Powai houses schools and colleges, some of which are S M Shetty school and college, Gopal Sharma school and Chandrabhan Sharma College. Chandivali has Sinhgad college of management. New school includes Pawar Public school towards Chandivali. Some of the Temples of Powai are Chinmaya Mission's Jagadeshwara Shiva Temple, Sri Ayyappa Vishnu Temple at Hiranandani, Devi Vageshwari Mata Temple at Chandivali. 

Powai is also Mumbai's start-up hub, with young entrepreneurs starting off from incubation cells set up by institutes like IIT Bombay from the tech industry and other sectors setting their bases there, causing the area to be referred to as India's Powai Valley. Some of the start-ups in Powai Valley include JustRide, Housing, TinyOwl, Toppr, HolaChef, Bewakoof, Logic Roots, Care24, Flyrobe, Nearfox, Belita, CredR, Mirchi and Mime and Crispy Games. As a result of the mixture of various communities living together, the suburb has one of the city's most cosmopolitan and modernized cultures. The place has a vibrant night-life, and shoots for several Bollywood as well as Hollywood movies, such as Kalyug, Ghajini, Slumdog Millionaire, Mardaani and Haseena Maan Jaayegi have taken place there. 

The Hiranandani Gardens are also known for their neoclassical architectural style and the area has some of the tallest residential buildings in Suburban Mumbai. 

MUMBAI INTERNATIONAL AIRPORT JUST 7 KM AWAY & UPCOMING METRO:

Wish to add that intrestingly, Powai has one of the best connectivity as Mumbai International Airport is just 6-7 Km away and Metro is comingup to make it more convnient. the suburb is also known for being one of the preferred residential areas for expats in Mumbai.

OBSERVATIONS

In our above summary report of current Underconstruction projects, we have given Observations considering on 5 major parameters of location, layout, Elevation, Amenities & Price to evaluate any project which to be further assessed with brand name & history of workmanship of builder and even after evaluating all above parameters, the most important aspect is available inventory at the time of purchase as finding most suitable option in the project is ultimate goal which can be further analysed by going into specific details of direction, floor plan, design, facing view, floor number & parking.

CONSULTING /  ASSISTING TO PURCHASE RIGHT/SUITABLE PROPERTY

Hope, above given information of projects summary will be surely helpful to enhance knowledge to many aspirants or prospective buyers looking to purchase property in POWAI however it will not suffice to take right decision to choose best available project & option. it requires extensive research and experience to choose best available option at the given time as opportunity always keep changing.  in this case, we can assist prospective buyer in 2 ways: 

Option 1) Pure consultancy on fixed fee basis: in this way, we will assist buyer to find best project and property as per his preferences & budget as buyer may already reached to builder & negotiating so we can not be paid by builder so in this case fixed fee will be charged to buyer in advance before giving the consultancy then buyer can directly approach to builder to finalize the property. 

Option 2)  We involved as a Brokering company: in this way, prospective buyer will visit through us to each project and we will be registered reprsentative with builder for buyer so in this case, buyer has to pay nothing for our same consultancy services which we were giving in above option 1, even we will refund fee which we receive from buyer for option 1.
