Checklist of Property Ownership Legal Documents you must possess.

Nowadays, we are all sitting at home because of lock down due to corona virus therefor thought to write this article to utilize plenty of free time to check and make the order of property documents, owned by you for long time however could't able to update the latest legal documents requirements or addition of new documents time to time.

Reason:
it will be very beneficial to keep all of your property documents upto date as per the law for various reasons like if you decide to sell it or transfer it to your family members or relatives or anyone else or any unexpected unfortunate events where your family/relatives will require to know about it because when you wish to do any property transaction as mentioned earlier by visiting registration authority then these list of documents are necessarily required. 

Also It's very worthwhile for new buyers looking to purchase in near future.

Thus hereby, just sharing the summery of property ownership documents with two different catergories:
1) Constructed Premises (includes residential / commercial house, flat, building, shop, office etc.) 
2) Open Land Plot 

1) Constructed Premises (includes residential / commercial house, flat, building, shop, office etc.): following list of  ownership documents you should possess: 

a) Received from Builder: following docs are given by builder after you purchase and register the property:
1) Sale agreement / Article of agreement (given by builder)
2) index 2 (given by builder)
3) registration receipt (pavti) given by builder.
4) Sale Deed (given by builder)
5) Commencement Certificate.
6) Occupation Certificate.
7) Floor Plan
8) Parking Letter.
9) Possession Letter.
10) Keys of the flat.
11) Blue print sanction plan from municipal corporation of entire project where your property is located.
12) property tax of your property.
13) electricity bill of your property.
14) Maintenance bill.

b) Received from Society: some of the documents are given later after sometime once society is formed in the project where your property is located, here is the list:
1) Deed of apartment / Deed of assignment (done between society & builder)
2) Share certificate.
3) Blue print sanction plan from municipal corporation of entire project where your property is located.
4) property tax of your property.
5) electricity bill of your property.
6) Maintenance bill.
7) Commencement Certificate.
8) Occupation Certificate.

2) Open Land Plot: here is list of Ownership documents of any owned open land plot :
1) sale deed
2) index 2
3) 7/12 extract
4) plot demarcation.

Notes:
*All above list of documents are used in Maharashtra state and may vary names in other states of india however most of these documents will be the part of every property purchased in india.
*above list is outline of documents which will vary as per the property.
*few documents are repetitive in both from builder & society as if you miss to collect it from builder then you can approach society office to collect the same as they receive entire documents file from builder at the time of formation of society.
