BRANDED REALTY ENTERS MUNDHWA As the Pune Municipal Corporation (PMC) is all set to expand its limit to another set of 32 villages, one of the 'would-be' inclusions, Mundhwa, is already witnessing a rising interest from high-end realty brands. Magicbricks brings you details: “Some of the renowned names of the real estate have recently made land transactions in Mundhwa.
One South Indian brand has entered the market with a high-end township, offering exclusive features of oneflat per floor. This has marked the beginning of the phase for large brands to enter the re gion,“ says Kirtima Juneja, property investment advisor, Kruti Property Solutions. Till recently, Mundhwa had attracted the interest of local real estate developers, but now Mundhwa's sub locality Keshavnagar, is also seeing a growing interest from developers.“The areas of Mundhwa which are under PMC limits do not have any land banks for development.While Keshavnagar still has a large land layout but it is yet to be included in the PMC limits. Keshavnagar has been successful in attracting builders because of the proposed infrastructure and land availability,“ adds Juneja. Mundhwa's close proximity to the thriving IT hubs of Hadapsar, Magarpatta, Kharadi and Kalyani Nagar is another reason for the area's popularity . The locality has smooth accessibility to various key city centers such as Viman Nagar and Bund Garden, which will ensure demand from end-users and tenants. In fact, some of the de velopers are marketing their project location as Koregaon Park Annexe, an extension of Koregaon Park, one of the premium localities of the city. This has brought a number of buyers to the area, especially those interested in enjoying the 'after-work' life. Talking about infrastructure plans, Sanjay Bajaj, managing director Pune, JLL India says, “The proposed River Road, connecting all the areas along the Mutha River and numerous access roads, will be connecting Mundhwa to the neighboring Central Business District (CBD) of Pune. This will enhance the connectivity and thereby, develop infrastructure of this locality.“As per Magicbricks data, currently, majority of the supply in Mundhwa is from local developers offering mid-rise structures within a budget range of Rs 12 lakh to Rs one crore. Similarly, in Keshavnagar the supply is limited to 2BHK apartments avail able in a price range of Rs seven lakhRs 60 lakh. Trend setters say that since land conversion in Mundhwa took place recently, the entry of leading builders will push growth.“With an annual appreciation of eight to twelve per cent, depending upon the project and the amenities, the proposed inclusion of the area under the PMC limits and with numer ous planned infrastructural developments, Mundhwa will be one of the first areas to receive early benefits,“ says Bajaj.
