How to get online latest Property ownership documents & Index 2 & registered documents in all major cities of Maharashtra including PUNE & MUMBAI?

Again i am back to share very important information which will be useful to not only existing property owners but also for those looking to purchase property in MAHARASHTRA state which is having cities of india's iconic business hub MUMBAI and IT hub PUNE along with many other important cities. this all is possible, thanks to centralize digitization of all property transactions in Maharashtra which also helped to stop any cheating / fraud and brought immense transparency.
What are major property ownership documents:
1) Purchase agreement called sale agreement, sale deed in Maharashtra.it's a document which has been prepared by lawyer mentioning all clauses with terms & conditions agreed between the buyer & seller, it's normally having many pages and also photos of both buyer and seller are pasted and signed next to it.
2) Index 2 called in English and Suchi Kramank in Marathi.
it's a mostly single or two page document which is a summery of above point no. 1 document of purchase agreement data generated at the time of registration at the registration office, this index2 document is basically a record which has been stored with government registration office in their computer or centralized storage device which keeps records of all property ownership documents so very very important & crucial document as you can understand that whoever has the purchaser name in the latest index 2 will be owner of the property by law so keep track of this document parodically will be good habit to keep strong ownership of your property.
How to take out Online Ownership Document
Step 1) https://igrmaharashtra.gov.in (visit this Maharashtra government website which is available in both English & Marathi language)
Step 2) Click on button esearch (English) or eshodh (Marathi) in which drop down window will popup where you click on free service / binashulkseva.
Step 3) you can search your property documents either by filling property details mentioned in your ownership documents or through unique document number which you get after you register your purchase agreement at the registration office.
Step 4) once you are able to fill all details then you can click search button to get the instant report which will be latest ownership record of your property.
you can download these documents and keep it file with your property documents.
Habit of Periodically checking your property documents through this online mode will allow to keep updated record of your property ownership and very convenient & satisfactory.
Purchasing Resale property:
It's also helpful for those who are looking to purchase any resale property at the initial stage before even going ahead transaction with seller initial scrutiny of ownership title can be done. online updated ownership record gives great confidence and reduce worries to buy any resale property before going ahead with monetary transaction. also i have written in detail in my another article which documents one should check before buying resale property. will share link if anyone need.
Ownership Documents which are not uploaded Online
You may not find your property documents online if it's old (property bought before year 2000) or any other reasons, your property document may not be available online so in this case you need to approach local government property department at your property jurisdiction which will provide you latest authorized copy of your property documents on some fee.
