Most of the ready-to-move-in properties in Dhanori offer 1BHK and 2BHK units. The 1BHK units sized 500-700 sq ft fall within the budget range of Rs 27 lakhRs 40 lakh. For a 2BHK unit sized 850-115 sq ft, one may have to spend Rs 30 lakh to Rs 60 lakh.
So, does this mean one can negotiate while buying a property in Dhanori? Since, there are plenty of housing options available currently in the area, industry experts say that one can easily negotiate up to 10-15 per cent here.
WHY DHANORI?
With the advent of IT establishments within the city, the real estate face of Dhanori has transformed. “A huge influx of professionals is shifting to the city every year in search of jobs.Those who plan to settle here and find a good job for themselves, look for investing in a smaller unit, such as 1 and 2BHK units, mainly for end use,“ says Ashish Makhija, a real estate consultant in the city .
“Five years back, Dhanori, was an unexplored location of Pune. With the widening and concreting of all approach roads from Shivaji Nagar and other infrastructural development, it has become one of the most promising destinations to invest in the city, says A M Kulkarni of Kirik Enterprises.
Looking from an investment point, Makhija says, “Despite the presence of many IT companies, Dhanori still has a huge land bank for development. The area can be seen as the next commercial hub in Pune after Hinjewadi and Kharadi. Hence, making an investment today, keeping three to five years in mind will deliver good returns here.“
The properties in Dhanori are economically viable in comparison to other localities in East Pune, such as Koregaon, Viman Nagar and Kalyani Nagar which are already saturated in-terms of development and price. “For those with a limited budget, Dhanori comes as an affordable alternative,“ he adds.
Good connectivity via Nagar Road to other parts of the city and proximity to the International Airport (4 km) from Pune also make it a considerable and worthy option.
